You can now build a granny flat without building consent. Here’s what you need to know.

There’s been a lot of interest lately around granny flats, and for good reason. New rules mean you can now build one without needing building consent, as long as you meet a few key requirements.

The first step is applying for a PIM, or Project Information Memorandum. This gives you important information about your land, including any hazards, restrictions, or special features you need to be aware of before you start building.

Under the new rules, you can build a minor dwelling up to 70 square metres. It must be single storey and no more than 4 metres in height.

The granny flat can include a kitchen and a bathroom, but tiled showers are not permitted. Heating must be electric or gas. You can also include a garage, but it counts toward the total 70 square metres.

While building consent isn’t required, the build still needs to comply with the New Zealand Building Code. You’re allowed to connect to existing water, wastewater, and stormwater services. If those connections aren’t possible, alternatives such as rainwater tanks, septic systems, or soakage may be options, although some of these setups could still require resource consent.

Granny flats can be a great way to add value, create space for family, or generate extra income.
