As a real estate agent, I've heard the same frustration from buyers for years. You want to bid at auction with confidence, so you get a building report done. But if you don't win, that money is gone. Do it twice because you're bidding on a second property and you're suddenly $2,000 out of pocket before you've even bought a house.
It's no wonder so many buyers decide to skip the building report altogether and take their chances. I don't blame them. But I also know how risky that decision can be, and I've watched too many people find out the hard way, after settlement, that a report would have saved them a lot of money and stress.
For a long time, we waited for someone else to fix this. Eventually, we realised no one was going to, so we decided to fix it ourselves.
