Bayleys Leads the $5 Million-Plus Market: What That Means for East Auckland Sellers
Recent data on New Zealand's premium property market highlights an important point for owners of high-value homes in East Auckland: Bayleys continues to lead the country in residential sales above $5 million.
The numbers behind the headline
According to settled sales data for 2026 compiled by OneRoof and its data partner Valocity, there have been 101 settled sales above $5 million so far this year. Together, these sales are worth more than $744 million, with an average sale price of approximately $7.37 million.
Auckland continues to dominate this segment of the market, accounting for 68 of the 101 sales and a total value exceeding $520 million.
Among all real estate agencies operating in this space, Bayleys achieved the largest share of settled sales above $5 million, recording more than twice as many transactions as the next closest competitor.
Success at this level is no coincidence. It reflects the strength of Bayleys' buyer network, its extensive marketing reach, including established international connections, and its experience handling complex negotiations involving high-value properties.
Why this matters for East Auckland homeowners
Many of the suburbs featured in these statistics, including Remuera, Parnell, Herne Bay, and Ponsonby, have long been recognised as Auckland's premium residential markets.
However, the same factors that help Bayleys achieve strong results in these locations can also benefit vendors in East Auckland.
Suburbs such as Bucklands Beach, Eastern Beach, Cockle Bay, and Shelly Park are home to some of East Auckland's most desirable waterfront and executive properties. Buyers searching at the premium end of the market are often willing to consider multiple areas, particularly when a property offers coastal views, quality construction, generous land size, or a sought-after lifestyle location.
Importantly, the buyer pool for premium homes is not limited by suburb boundaries. Many well-qualified buyers actively search across Auckland, comparing opportunities in a range of locations. Access to a broader network of buyers can make a significant difference when marketing a high-value property.
What this means if you're considering selling
If you're thinking about selling a premium home in East Auckland, whether it's a waterfront residence in Bucklands Beach, a substantial family home in Cockle Bay, or another high-value property in the area, the choice of agency can have a meaningful impact on your result.
An agency's buyer database, marketing reach, and experience in the premium sector all play a role in creating competition and attracting the right purchasers. The wider the audience and the stronger the network, the greater the opportunity to connect with buyers who recognise and are willing to pay for the value of your property.
