What you should do when a salesperson says they have buyers for your property
Almost every real estate salesperson will tell you they have buyers ready to purchase your home.
Sometimes that’s true. Sometimes it’s… optimistic.
Here’s the reality.
Auckland is a small market. Active buyers are often well known, and it’s very common for multiple salespeople to have spoken with the same buyer. Simply “knowing” a buyer isn’t the same as having a genuine relationship with one who is ready, qualified, and motivated to act on your property.
It’s also worth knowing that many salespeople are trained to lead with this line, even when there isn’t a specific buyer in mind yet. That doesn’t make them dishonest, but it does mean you shouldn’t take the claim at face value.
So, what should you do?
Test it.
The most practical way to find out whether a salesperson truly has buyers for your property is to give them a short, defined opportunity, typically one to two weeks to prove it. If there is real buyer interest, you’ll see it quickly through inspections, feedback, and genuine engagement.
If nothing happens, you’ve learned something valuable, without committing to a long campaign or upfront costs.
